How Sustainability, AI + Community and Homelessness Intersect

A data center rises at the edge of town. A shelter moves its intake online. A heat wave hits a neighborhood where rents were already the lowest. AI, energy planning and housing rarely share an agenda, yet they land on the same households. Seeing those links is the first step toward asking better questions of the people who make these decisions.

Automated intake can shut out the people it means to help

AI-driven intake and service tools can speed things up for people who are comfortable with technology. They can quietly leave out people who are not. Someone without a reliable phone, steady internet or the reading level that AI-generated answers assume may never reach a shelter bed or a benefit. When a human option disappears, that gap becomes a real obstacle.

Data centers draw power, and the bill is shared

CBRE reported that data center construction in North Carolina jumped fifteenfold between 2016 and 2024, driven by cloud and AI demand. These sites need land, water and a great deal of electricity. Rate and land-use choices made now will shape costs and local conditions for decades. Those costs do not fall evenly on residents and businesses.

Heat and floods hit the cheapest housing first

People without shelter, and people in low-cost rentals, face the most exposure to heat, flooding and poor air quality. Low-cost rentals fell from 36% to 8% of the rental market in Charlotte-Mecklenburg between 2015 and 2024, per the local Housing and Homelessness Dashboard. Green projects that lift property values without protecting affordability can push people out instead of making them safer.

How separate pressures stack up on one household

  1. 01

    Cheap housing disappears

Low-cost rentals drop from 36% to 8% of the local market, pushing more households toward the edge.

  2. 02

    Services move online

Agencies use AI tools to handle demand, and people without devices or digital skills lose a human option.

  3. 03

    Environmental costs pile up

Heat, flooding risk and higher utility rates fall hardest on the lowest-cost neighborhoods.

  4. 04

No one sees the whole picture

Each agency reports success on its own numbers, so the burden on the same households stays hidden.

Break the chain by asking, at every decision point, who pays the total cost when technology, energy and housing choices move on separate tracks.
